Annual budget = monthly × 12, divided by the all-in $/sf benchmark (Class A rent + ~$18 opex + ~$4 property tax) to estimate target rentable sq ft. Low–high band is ±10–15% to capture sub-market variance. Headcount range uses 220 sf/private, 130 sf/open, 100 sf/hybrid. Submarket matches show neighborhoods within 15% of the implied $/sf budget, ordered cheapest-first.
